We are pleased to announce that Dowds has been awarded the MEP Design & Build contract by main contractor Ellmer Construction for a prominent refurbishment project in Central London.
Works commenced on site in December 2025 on the substantial nine-storey 1930s office building located on Marylebone Road and Nottingham Place.
The project involves refurbishing and extending the existing structure, retaining its original frame while repositioning and modernising it to deliver up to 40,000 sq ft of Grade A/A+ office space, with the design achieving a BREEAM Excellent rating.
Key MEP features include:
• LV Switchboards for the new power distribution system & UPS systems
supporting life safety and security installations.
• Rising busbar serving 10 dedicated tenant distribution boards
• Dedicated VRF and ventilation systems for each tenant space
• Brand new sprinkler system with above and below-ground smoke extract
• PV array delivering 16.02 kWp, saving up to 6,840 kg of CO2 emissions annually
• Fully automated lighting system with energy monitoring, occupancy sensing and remote cloud-based testing
