BUILDING FABRIC SUPERVISOR / MANAGER

Summary:
We are seeking a proactive and dedicated individual to join our Facilities Management (FM) team, supporting contracts across Northern Ireland and beyond as needed. This role involves supervising build and multi-skilled operatives across a variety of works, including reactive maintenance, planned preventative maintenance (PPM), and small-scale projects.
The Role:
A key aspect of this position is client liaison—you will be the face of our service, responsible for maintaining strong relationships through daily communication, weekly meetings, and regular site walk-throughs. Your ability to deliver high-quality service and ensure client satisfaction is essential.

Computer Skills
The ideal candidate should be comfortable using digital tools to support site operations and communication. Desirable computer skills include:
- Microsoft Office Suite (Word, Excel, Outlook) – for reporting, estimation, scheduling, billing and communication
- Mobile Workforce Management Tools – for logging jobs, updating progress, and managing tasks on the go
- Email and Digital Communication Platforms – for professional correspondence and client updates
Key Responsibilities
As a Building Fabric Supervisor, you will play a vital role in ensuring the smooth and safe delivery of works across our FM contracts. Your responsibilities will include but not limited to:
- Team Supervision: Overseeing operatives, subcontractors, and daily work activities on-site.
- Health & Safety Leadership: Delivering site inductions, safety briefings, and toolbox talks; identifying and managing safety hazards.
- Site Compliance: Ensuring site rules, welfare facilities, and safety standards are in place and maintained.
- Quality Assurance: Conducting regular site inspections to ensure compliance with legal and company standards.
- Project Support: Assisting the Operations Manager in assessing potential works and planning work programmes.
- Reporting & Communication: Preparing site reports and updates for the Operations Manager; attending site management meetings.
- Procurement & Logistics Coordination: Helping to procure and coordinate the delivery of materials, plant, and equipment.
- Problem Solving: Identifying issues, raising safety concerns appropriately, and implementing improvements.
- Stakeholder Engagement: Organising and supporting external inspections with clients and internal SHEQ teams.
- Team Collaboration: Working closely with Operations and Contracts Managers as part of a professional, solutions-focused team.
Person Specification:
The ideal candidate will have:
- Minimum 5 years’ experience in a supervision role.
- Relevant Construction based Qualifications
- Good Technical Knowledge
- Experience of Supervision/mentoring of other operatives/apprentices
- Trustworthy and approachable, with excellent communication skills
- Organised and proactive, able to manage multiple tasks and teams
- Client-focused, with a commitment to delivering outstanding service
- Flexible and dependable, with a positive, can-do attitude
- Valid CSR Card – Demonstrating health and safety awareness on construction sites
Desirable Criteria
- H&S Supervision Qualification i.e. IOSH/NEBOSH/Advanced level CSR
- IPAF 3A/3B Certification – For safe operation of mobile elevated work platforms (MEWPs)
- PASMA Combined Certification – For the safe assembly and use of mobile access towers
- Security Clearance – Required for certain sites (can be obtained if not already held)
