MEP Preconstruction Manager - NI

Summary:
The Preconstruction Manager is responsible for understanding complex construction schemes and managing the complete preconstruction phase of projects for Dowds. This is a key role within our Delivery Team and requires an understanding and appreciation of the challenges our customers face and tailoring innovative solutions to overcome them.
This is an exciting and varied position providing the opportunity to work within our busy Ballymena office within Building services on the following sectors : Healthcare /Higher Education/Life Science.
The Role:
- Own the project from instruction (e.g. LOI, PCSA) through to handover to the Operations.
- Select and coordinate the pre-construction team (Bid, Design, Estimating, Ops).
- Attend and action the estimation handover; review tender figures and works info.
- Lead the Project Launch meeting and develop the pre-construction programme.
- Review and finalise MEP subcontract documents, resolving all queries pre-contract.
- Produce and update the Pre-Construction schedules, set targets, and report monthly.
- Prepare and issue full Design Consultant Appointment documentation.
- Track design info release, technical submittals, and procurement schedules.
- Manage contractual notices, change control, valuations, payments, and cashflow.
- Provide internal/external progress reports and coordinate full project handover.
Person Specification:
- At least 8 years of experience within a similar position
- A trade or engineer qualification or time taught within MEP is preferred however
- Experience in MEP Building services on project of at least £10M
